Are you embarking on a major renovation or a ground-up project and need a professional to guide you through every aspect, from construction to furnishing? In such scenarios, we collaborate closely with a licensed architect when the project involves a significant addition or is a ground-up build. For projects that remain within the existing walls, we structure the team as needed, working alongside a structural engineer and other specialists depending on the project’s scope. Our goal is to ensure a seamless process, tailored to your specific needs and vision.
How It Works:
Phase 1: Schematic Design & Preliminary Pricing: We begin by meeting with you to understand your needs and preferences for the space. Our team visits your home to document the existing layout and conditions through measurements, photos, and notes. Based on this information, we create 2D space plan options for your review and develop the selected plan in 3D, incorporating your feedback. Preliminary budgets for furniture, appliances, window treatments, and other needs are also provided.
Phase 2: Design Development: We focus on detailed planning, including finish palettes, 3D models, concept boards, furniture and fabric options, paint, lighting, window treatments, and custom builds. Between meetings, we conduct research, build renderings, and work with vendors to gather samples and pricing. Once finalized, we move forward with approvals.
Phase 3: Documentation & Procurement: We transition to execution by preparing construction documents, managing permits (in cases without an architect, we work with a structural engineer and permit expediter), and handling procurement. Each selection is detailed in proposals for your approval, and we collaborate with consultants and trades to ensure alignment with the design plan.
Phase 4: Implementation: We oversee the realization of your design by coordinating with trades, vendors, and installers, conducting site meetings, and providing technical oversight. This includes reviewing shop drawings, evaluating submittals, and responding to RFIs from the General Contractor.
